There are many costs to consider when buying a new home or re-mortgaging.

Our advice and recommendation service is free as we will normally be paid commission from the lender. If you decide to proceed with an application through us however, we do charge an administration fee of £99 for processing your mortgage. As we are independent we do have to offer you the option of paying a fee for our service instead of receiving a commission payment. If you prefer to proceed with this option then please contact us to request a fee agreement.

There are no fees payable for advising on and arranging non-investment insurance contracts that we deal with.

Once an application is submitted, and therefore the £99 charged, this administration fee is non refundable. VAT is not chargeable.

All the mortgage related fees you have to pay will be set out clearly in the Key Facts illustration. However, there are other costs to consider such as stamp duty, estate agent, solicitor and removal costs, for example. Please use our ‘costs associated with a new mortgage’ as a guide.

Often you can add certain fees charged by the lender to your mortgage. This will cost you more in the long run as you will pay interest on the fees. This again should be detailed on the Key Facts illustration.

Lenders can also offer incentives which reduce the costs to you. These can include free legals and free valuations. Your adviser can discuss this with you when they make a recommendation. Please contact us to discuss further.
